Building skin renovation of affordable housing

Hazelwood Station is an existing affordable housing development built in 2004 in East Portland that includes 60 affordable apartments, a community building, a playground, and a childcare center. The buildings had significant construction defects which required emergency repairs. Salazar Architect provided Owner’s Representative services and assisted the client in developing a near-term renovation plan and long-term renovation goals. We reviewed forensic reports, held extensive site walks to document existing conditions, reviewed funding requirements, and helped develop the scope, budget and schedule. The initial scope included removing existing wood decks, repairing existing wood framing, installing new rainscreen cladding, targeted roof repairs, and replacing existing patio doors with new windows. Salazar Architect also assisted the client with satisfying reporting to the OHCS and represented the owner during construction by tracking progress with field reports and punch lists. 

Salazar Architect provided Owner’s Rep services. Consultants included TM Rippey and RDH Building Science. JR Johnson was the General Contractor.
